PHOENIX, Arizona – May 31st, 2015 – OpenTech Alliance announced today that Rocket Self Storage reported that the unmanned storage concept has been the key to their success.
A representative from Rocket stated, “Prior to opening the facility in May of 2014, we were faced with the choice of budgeting for onsite labor or automation. We couldn’t afford to do both. In the end, our owners felt that the kiosk would provide a higher profit margin and valuation.”
Since then, the ownership group hasn’t looked back on that decision. The kiosk has performed 100 percent of all rentals and payments at the facility; leading them to over 95 percent occupancy in one year.
Located in San Diego, California, the 113 unit facility includes public easy access and a 24-7 INSOMNIAC® Kiosk that is programmed to rent units, take payments, sell locks & insurance, verify identification and provide users with all the required leasing documentation at move-in. If help is needed, customer service is available with a live Storage Counselor via 2-way video at the kiosk.
According to SpareFoot, “The logic behind this current movement is that storage owners have the opportunity to make more efficient use of time and space.” And while most storage owners choose to operate with a manager onsite from 9-5, thousands have elected to do both (managers & kiosks).
WHAT IS DRIVING INNOVATION IN SS? SpareFoot said, “Tenants are driving the use of the kiosks. Mom works, Dad works, the kids are hauled from school, to band practice, and soccer games. Everybody is over-scheduled. If there’s something that can be done to make storing faster and easier, more tenants will use it.” While store managers are traditionally good at personal service, a growing number of properties understand the importance of the opposite as well… non-personal or remote service.
