Self-Storage Kiosk Sales Jump 53% in 2014

PHOENIX, Arizona – February 5th, 2015 – OpenTech Alliance, Inc. announced today that the INSOMNIAC™ family of self-storage kiosks achieved another year of impressive growth, with revenue from kiosks sales and related services exceeding $4 million in 2014.  The number of kiosks delivered rose by 53 percent over 2013, and reflected orders largely from existing clients, new independent storage owners and self storage management groups.

The INSOMNIAC self-service kiosks make the storage process easy, effortless and offer immediate help with a live storage professional from their 2-way video service.  In 2014, OpenTech published a number of success stories that demonstrated the dramatic impact kiosks are having on the financial performance of self-storage businesses:

JFK Mini Storage, in Macon Georgia, reported an average increase in net operating revenue of over $3,500 monthly since the kiosk made its debut.  The property owners originally installed the kiosk to reduce labor and spend more time away from the business in the evenings and on the weekends.

Access Self Storage, in Oakland New Jersey, installed the kiosk in January of 2014 to help managers with payments and add a layer of customer convenience that was missing.  The following month, owners reported an all-time high in unit rentals over the course of a month.  After averaging approximately 8 new rentals monthly, the property completed 14 rentals through the kiosk alone in February of 2014.

Red Dot Storage continues to add kiosks to every new property based on a management philosophy to leverage technology that delivers the highest level of customer service and convenience, while controlling costs and increasing profits.  In turn, their portfolio of properties reported an increase in occupancy between 5% – 25% at every location, while decreasing operating expenses as much as 20% after installing the kiosk.

Robert Chiti, President and CEO at OpenTech said, “We are excited to report that our current customers want more kiosks and we are welcoming many new customers each month.  Storage facilities around the country are increasingly using onsite kiosks because consumers are embracing them with no hesitation.  Today’s high-tech society has been trained to help themselves thru the use of all the technology they come into contact with everyday.”

Top Operators Select OpenTech Call Center to Outperform Competition

PHOENIX, Arizona – January 27th, 2015 – Today, OpenTech Alliance, Inc., announced that INSOMNIAC Live!™ has been chosen as the call center of choice by a number of leading self-storage operators including; Securlock Storage Centers, Assured Self Storage, The Storage Center, Guardian Storage, and Personal Mini Storage.

Family owned and operated for over thirty years, Personal Mini Storage manages a portfolio of 36 self-storage properties across the state of Florida.  In 2014, the company decided to develop the call center concept for a number of strategic reasons.  Increased NOI, property valuation and maximizing on their ability to rent units topped the list.  Still, the company approached the idea of handing over their calls to an outsider with caution and pushback from several store managers.

“Our investment in the early stages uncovered a lot.  We started on a trial basis with only 3 of our stores using the call center at OpenTech.  Within a month, we were impressed to see a substantial increase in the number of calls that were being answered and tracked.  We knew immediately that our managers were missing calls for a number of reasonable explanations,” said Joel Patterson, Operations Manager at Personal Mini Storage.

Sixty days later, the continued effect led the company to add call center services to every facility in its portfolio.  Today, managers still have the first opportunity to answer every call, but when busy or unable to pickup promptly, Storage Counselors at OpenTech take over to ensure that a call is never missed.  Patterson said the compromise with store managers to use the rollover service has driven a substantial influx in reservations and leads to their sales funnel.

Another big part of adding the call center service was to gain a level playing field with all of the REITs located in their 36 unique marketplaces.  “Like any other independent self-storage operator, we battle with the REITs on an hourly basis.  And all of the public owned storage companies use their own 24-7 call centers for a reason… to gain an edge on the private owners.  We know that by doing the same, we have the ability to outperform all of the competitors in our Florida cities,” added Patterson.

Blair Valk, Vice President of Operations at Assured Self Storage also came to OpenTech with the need to increase telephone sales performance and the lead tracking process for store managers.  The impact of the call center was a success, “Over the course of a year, the OpenTech call center contributed to an increase in occupancy from 71% to 82%, an all-time high,” said Valk.

Companies are also selecting call center vendors based on their ability to deliver deeper customer engagement and service capabilities like; automated text collections, express payments, onsite kiosks, online rentals, online chat, and mobile applications. OpenTech President and CEO, Robert Chiti predicts that over the next five years, storage vendors that can offer multiple capabilities and value-added technology solutions will have an edge over those that offer less, and largely compete on cost alone.

OpenTech and Storage Door Curtains Partner to Create New Revenue Stream for Operators

PHOENIX, Arizona – December 12th, 2014 – OpenTech Alliance, Inc. and Storage Door Curtains today announced the completed product integration between Storage Door Curtains’ wireless Weather Barrier Storage Door curtain sensors and OpenTech’s INSOMNIAC Self Storage Network. The effort provided Storage Door Curtains with the capacity to integrate their door curtain electric monitoring software securely and in real time with all major self-storage management software systems. The integration allows self storage operators the ability to create a new revenue stream by utilizing the door curtain monitoring capabilities.  With the integrated services self storage operators will be able to assess “daily energy loss fees” to tenants that leave curtains doors open to climate controlled units.

The curtain highlights an eight-layer, airtight, waterproof; floor-to-ceiling barrier with built-in electronic sensors and a starting R-12 insulation rating that exceeds newly implemented 2012 Energy Code Specifications.  By programming to OpenTech’s OpenAPI the Storage Door Curtains’ monitoring software is able to utilize built-in electric door curtain sensors to insure the proper closing of barriers and assess daily energy loss fees on individual units to tenants that fail to close the door curtain in their unit.

With numerous financial incentives available from federal, state, utility companies and local agencies, operators can see a reduction of energy costs by up to 70% and implement an automated “green-workplace” practice to recoup lost energy revenue.

James Ciaciuch, CEO at Storage Door Curtains said, “There are a vast number of operators who want to better control the temperature on exterior units.  We needed a way to configure our software with individual self-storage units to monitor proper door curtain closings to save energy and assess energy loss fees. The partnership with OpenTech will allow us to simultaneously reduce the amount of energy lost or wasted and give self storage owners a substantial source of new monthly income.”

Robert Chiti, President and CEO at OpenTech said, “We are excited to be working with such an innovative company.  James and his team are forward thinkers and the investment they have made in developing this new and valuable product is impressive.  Talking to James reminds me of when OpenTech launched the industry’s first self service solution.  We have a real soft spot for entrepreneurs like James and are happy to be partnering with him to bring a new revenue stream to self storage operators.”

Kiosk Responsible for 99% Occupancy at 400 Unit Storage Facility

Kiosk Responsible for 99% Occupancy at 400 Unit Storage Facility

PHOENIX, Arizona – November 21st, 2014 – OpenTech Alliance, Inc. announced today that Champlain Valley Self Storage continues to maintain an occupancy rate of over 99% since installing their INSOMNIAC™ kiosk. Managing Members Brett Clace and Steve Kolvoord put the automated business model into practice in November of 2012 as a strategy to drive revenue and better compete by being the first in their marketplace to offer tenants 24 hour service.

“We purchased both the 177 unit facility and kiosk two years ago. Today, at nearly 400 units, our facility continues to grow and the kiosk alone keeps us at 100% occupied on a regular basis. Consumer barriers to doing business with our facility after hours, or when a manager is not available were nearly eliminated the day we opened. The kiosk is a great benefit to our tenants,” said Brett.

Current statistics show that over 30% of all new move-ins happen outside normal 9-5 business hours at Champlain. “Our kiosk reports demonstrate that incremental rental opportunities would be missed if we did not have the kiosk,” added Brett.

Located near the town of Essex Junction in Vermont, Clace & Kolvoord oversee the facility on a part time basis. The kiosk acts as a full-time manager while the two focus on other businesses and projects related to the continued expansion of units. The two have weighed the return of investing in the kiosk on reduced labor costs, better operations, more accurate book keeping, improved cash flow and better customer service.

“Sustaining occupancy at 100% is great, but the added win is the $25,000+ we are saving each year on payroll, insurance and benefits. Also, the ROI was instant and with the kiosk, we are not tied down to days, nights and weekends in the storage office. The aftereffect is a huge benefit for us,” said Steve.

OpenTech Launches New Call Center Tool – ICARE About Quality

PHOENIX, Arizona – September 10th, 2014 – OpenTech Alliance, Inc. announced today, from the SSA Conference and Tradeshow in Las Vegas, the launch of their new internally developed call review and rating tool – ICARE About Quality. The investment made by OpenTech to develop this technology further demonstrates their commitment to being the BEST call center in the self storage industry.

ICARE, a free tool for all INSOMNIAC Live! customers, was designed to provide self storage managers and call center QA staff, Team Leaders and Self Storage Counselors themselves a simple way to listen to call recordings and provide valuable feedback about how calls are handled. Calls are rated based on the adherence to call flow and behavior of the Storage Counselor. The results of the ratings are used by OpenTech’s training department to tailor coaching sessions for individual Storage Counselors in order to help them rent more units and service tenants with the highest level of quality.

Robert Chiti, President and CEO at OpenTech said, “Being the best at something is never easy. After 5 years of operating a call center in the self storage business, one of the most important lessons we have learned is we can never stop improving. With ICARE, we are building upon our transparent culture of proactively seeking input from our customers and using that input to build a better company.”

While OpenTech was founded back in 2003, it continues to be one of the most progressive technology companies in all of self-storage. Chiti attributes the company’s success and growth to one of the company’s core values, “Caring.”

OpenTech Completes Purchase of TXT Collector

OpenTech Completes Purchase of TXT Collector

PHOENIX, Arizona – September 9th, 2014 – Today at the SSA Tradeshow in Las Vegas, OpenTech Alliance, Inc. today announced the completed acquisition of TXT Collector and simultaneous launch of XpressCollect, a new Text Messaging (SMS) Self Storage Cloud service that automates the collection process for self-storage owners. SMS is the latest in technology when sending payment reminders and past due lease notices because most tenants always have their mobile device in hand. At a fraction of the cost of robotic calls or do-it-yourself collections, the solution is already producing a significant lift in call-backs and a dramatic increase in interactive responses for tenant communications.

Jim Mooney, Director of Operations at Devon Self Storage said, “We use XpressCollect because the automation allows us to reach a large number of customers at one time.” Mooney added that texting is also far more considerate to his customers, “Tenants are not always in a place where they can talk by phone, especially during the awkward setting of a collection call. The service lets the tenant control directly how and when the message interaction occurs without feeling hassled or judged during the process.” Tenants make their payment immediately thru the service on their phone or click to call the office to pay. “Managers love it, because they don’t have to waste hours doing something they hate.”

The effect of XpressCollect has been demonstrated to be immediate and easy to measure. Mooney said, “With facilities that span over 15 states, once our managers focused on getting our tenants mobile numbers into SiteLink correctly our conversion rates on collections grew exponentially on a month to month basis and our collection dollars have nearly doubled.” As more managers and owners look for easier solutions to streamline collections, automating accounts payable enables staff to offload manual collection tasks; resulting in improved cash flow at much lower costs than doing it manually.

Robert Chiti, President and CEO at OpenTech said, “Nobody likes making collection calls and now managers don’t have to. Our plan over the next few months is to invest heavily in development resources to integrate the texting technology into our Self Storage Cloud platform and create several new features that will deliver even more value to self storage managers. Our products have not always made us a manger favorite, kiosk specifically, but we are hoping XpressCollect will reinforce our mission of helping them to be more productive and not trying to take their job.”

OpenTech is offering current customers a FREE trial of XpressCollect until 2015. Starting in 2015 the monthly fee for the service will be $39 for operators that use another OpenTech product or service and $49 for the stand alone service. Visit our website today for details about the service or call 800.481.7459 to get started using XpressCollect so you managers never have to make another collections call!

OpenTech and PTI Australasia Partner to Serve Overseas Markets

OpenTech and PTI Australasia Partner to Serve Overseas Markets

PHOENIX, Arizona/US – August 4th, 2014 – OpenTech Alliance, Inc., a US based technology company, announced today that it has entered into an international distribution agreement with PTI Australasia, a wholly owned subsidiary of Steel Storage Holdings. The partnership capitalizes on PTI Australasia’s 20 years of experience in the Australia and Asian region supplying access systems to self storage facilities and OpenTech’s 11 years of experience developing its INSOMNIAC self-service kiosk solution. Together the companies will bring the latest in automation to the Australasian, Southeast Asia and Middle East markets.

PTI Australasia will sell and service a line of INSOMNIAC self-service kiosks designed specifically for the respective markets. The self-service kiosk allows customers to rent a self-storage space, make a rental payment (with cash, or credit card), purchase a lock, check their balance, and purchase tenant insurance while the on-site management is not available or the office is closed. The INSOMNIAC software integrates with leading property management software such as SiteLink.

Steel Storage Executive Chairman, Jon Perrins, the driving force behind the deal, said “We have been watching OpenTech for several years, they have continuously improved their products by listening to their customer base, but what they were missing in our part of the world was local expertise, which is where PTI Australasia comes in. We are excited to be partnering with them on this side of the globe and feel our customers will be too.”

Mike Connolly, Executive Vice President of Business Development for OpenTech Alliance, Inc. says investing in the Australasian, Middle East and Southeast Asian market is as part of the companies’ long term global strategy. “Prior to the recession in 2009 we installed a few kiosks in Australia, New Zealand and Hong Kong, but we were not able to consistently provide the same high level of customer service we offer in North America, so we retreated. As a result of the success we are having again domestically and the confidence we have in the PTI Australasia organization, we are ready to take another run at expanding our footprint globally.”

About OpenTech Alliance, Inc.: Celebrating over a decade of service to the Self Storage industry, OpenTech provides solutions that connect storage owners with new and existing tenants through their automated kiosks, call center services, and online rental solutions. Tax Savings Announcement

BIG Deductions for Self Storage

PHOENIX, Arizona – August, 1st, 2014 – OpenTech Alliance, Inc. announced INSOMNIAC™ Kiosks and the automated ILock Access & Security system both qualify for additional tax deductions under Section 179. Section 179 is an IRS tax code that allows you to deduct the purchase or lease price of technology (hardware and software) either paid for or financed during 2014. The allowance is also very useful when you are using cost segregation and the property you are using is not “original use”.

One of the biggest deductions available to small businesses (100% first year write-off), the Tax Act effectively reduces the cost of a purchase by 35%. If you have been thinking about buying a kiosk or automated access / security equipment for your storage facility, now may be the time to act and get a great tax deduction.

INSOMNIAC Kiosks range in pricing from $1,500 to $18,000. Under Section 179, a purchase will yield savings that run from $525 up to $6,300 per kiosk. The following is an example of tax savings related to the purchase of an INSOMNIAC 570 kiosk. Also illustrated is a case in savings connected with the purchase of the INSOMNIAC ILock System (200 unit doors).

Sec 179 2014

Although it can be used by large businesses, the original intention of including the Section 179 in the recent Stimulus Bills was to be a tax relief and incentive for small businesses. The maximum deduction for 2014 is $25,000, however speculative modifications are being forecasted to raise the incentive up to post-recessional levels of $500,000 to incentivize the storage REIT’s as well.

What’s the point of section 179? The government is trying to stimulate the economy by encouraging business spending. Section 179 is your portion of the government bail-out. But there is a catch. To qualify for the deduction, a kiosk and or locking system must be in operation by the end of the 2014 calendar year. Taking advantage of this tax savings may just be the best financial decision you make in 2014. Only 106 Working Days until Section 179 Deadline… to learn more about Section 179, visit www.section179.org or contact your personal accountant.

OpenTech Acquiring SMS Solution TXTCollector

OpenTech Acquiring SMS Solution TXTCollector

PHOENIX, Arizona – July 17th, 2014 – OpenTech Alliance, Inc. today announced that they have entered into an agreement to acquire TXTCollector, from Hub Media Marketing, the makers of Text Messaging software that automates the collections of past due balances in the self-storage marketplace. Terms of the deal, which is the company’s 2nd acquisition in 2014, were undisclosed. The transaction is expected to close by the end of Q3 in 2014.

Text Messaging (SMS) is at the forefront in technology when transmitting payment reminders, past due notices, and or auction alerts to tenants. With eight times the response rate of email, and a much less disruptive experience for the recipient than robo-calls, the collections service has proven to be one of the most reliable and productive methods of communication with tenants.

Robert Chiti, President and CEO at OpenTech said, “Our strategy is to grow our company thru internal development, acquisition and partnerships. TXTCollector has a rapidly growing user base because it does not require any manager intervention, it is easily customizable and in many ways performs better than a collections agency. We are excited to add it to our platform and integrate it with the rest of our services. We feel it will be a solid foundation from which to develop new SMS services outside of just collections for the self storage industry.”

OpenTech Selected as Top Company to Work for in Arizona

PHOENIX, Arizona – July 4th, 2014 – OpenTech Alliance Inc, today announced that the company was chosen as one of the top employers to work for in the state of Arizona. The awards program, conducted by CareerBuilder (America’s largest online jobsite) and Republic Media (The Arizona Republic Newspaper), was designed to honor the best employers in Arizona that benefit employees. A total of 75 companies were selected based on a combination of overall satisfaction scores from an Employee Engagement Survey and evaluation from a third party questionnaire. Survey assessments encompassed topics related to HR programs, benefits, diversity, workplace-culture and employee satisfaction.

“We feel attracting and retaining talented employees is more critical than attracting and retaining customers, no offense to our customers. Our people are what make OpenTech successful and why we continue to deliver innovative solutions that improve the financial performance of self storage operators across the globe. It is their passion to provide the highest level of customer service in the industry that makes our company so special,” said Robert Chiti, President and CEO at OpenTech.

“We are proud that our employees feel so good about working at OpenTech, even though we do not buy them lunch every day or throw beer parties at the office. Their motivation is more serious. They are working on developing their skills and accomplishing their goals. Our culture is based on Doing It Right and Continuous Improvement which is evident in all of our employee’s behavior. They give it their all because they want to make the life of our customers, and their customers, simpler and less stressful,” smiled Chiti.

OpenTech Wins Backing from Former Kiosk Skeptic

PHOENIX, Arizona – May 13th, 2014 –OpenTech Alliance, Inc. today announced that the company earned an important endorsement from Professional Self Storage Management LLC, a leading management company with a portfolio of over 50 self-storage facilities. Former kiosk skeptic, Melvin Holsinger, President of Professional Self Storage Management, has now taken advantage of the surge in technology that is energizing the industry.<

Now a kiosk supporter, the storage icon finds himself a true believer of self-service automation. Holsinger’s company recently ordered seven (7) additional INSOMNIAC™ Kiosks to revamp U Store It Self Storage Centers throughout Texas and Arkansas in addition to Spring Creek Self Storage, a new state-of-the-art facility in Laramie Wyoming. It took time for Holsinger to warm up to a concept that was once feared to depersonalize the customer experience, overcomplicate business operations or replace the human touch.

“Closed signs can be frustrating to many, and are slowly becoming obsolete at a lot of businesses today. The kiosk is simply an extension of office hours and creates a better consumer experience,” stated Holsinger. Storage rental and service procedures are the kind of processes that once established can take years to break, so Holsinger didn’t try to break his values on high-touch personalized service onsite. Still, with more and more storage customers doing business at off peak hours, his clients desired a facility that was open to do business even when their office was closed.

“The kiosk was the most cost effective way to accomplish that,” said Holsinger. Several other paybacks weighed into the decision of buying the kiosks. “There is a competitive advantage when facing a younger generation who is used to using self service automation. The kiosk will generate newfound rentals and enable my clients to hold rate increases to a minimum,” added Holsinger.

“As more and more management companies continue to embrace technology, more and more of their clients will find that they are making their self-storage property more convenient so more people will store with them. No doubt this is just a start, we are happy to see experts in the industry, like Mel, leverage our technology and adopt the benefits of self-service,” said Robert Chiti, President and CEO at OpenTech.

OpenTech Adds Second Call Center Location and Offers 24/7 Service

PHOENIX, Arizona – May 6th, 2014 – OpenTech Alliance, Inc. today announced they have extended their call center to the Eastern time-zone and beyond as well as now offer 24/7 service. For the past year they have been building up their remote call center in Dayton, OH, which now consists of over 10 full time Storage Counselors to better service customers in the East and Midwest and provide a valuable level of redundancy for the entire operation. In addition the company is now the only vendor in the industry to offer 24/7 service.

“I guess it is somewhat redundant to say we never rest, with a brand name like INSOMNIAC and the addition of our 24/7 service, but it is true. We are always looking for ways to improve the quality and value of our service for our customers. Our 24/7 strategy is linked with our global vision to offer call center services in other regions of the world. As our customers expand the footprint of their portfolios we want to be there to support them in the regions they are doing business, so we anticipate we will open more remote call centers outside the US in the future,” said Robert Chiti, President and CEO at OpenTech.

“The investment we continue to make in our cloud based technology and online training programs are what have made it possible for us to have such a broad vision. We can now not only open up a call center anywhere in the world, we can also open individual call centers in the homes of our employees thru our Work @ Home program,” Chiti added.

OpenTech Starts 2014 with Record-Breaking Quarter

PHOENIX, Arizona – April 16th, 2014 –OpenTech Alliance, Inc. today announced record-breaking sales for the first quarter in 2014. The company’s strong growth was led by an 81% percent increase over the same period last year in INSOMNIAC™ kiosk sales. Overall, OpenTech’s Business Development Team sold more kiosks, INSOMNIAC Live! Call center services and INSOMNIAC Online rental solutions in Q1 than any other quarter since establishing the company in 2003.

“In OpenTech’s early days I was trying to sell a couple of kiosks to an industry veteran in Texas named George Watson. He asked me a question that I never forgot… What percentage of your kiosk sales are repeat business? Watson explained that he wanted to know how many operators had installed a kiosk, then after using it, wanted to buy more. George is a wise man,” said Robert Chiti, President and CEO at OpenTech.

OpenTech reported that during 2013 and Q1 2014, over 40% of their kiosks sales were driven by existing customers. The numbers clearly demonstrate that self storage operators who have already implemented a self service option at their facilities are finding it helps them rent more units and reduce costs. The near 60% of sales that went to new customers indicated that more and more operators are embracing technology and looking for ways to improve the profits of their business.

“I am looking forward to catching up to Mr. Watson at the Texas Self Storage Association conference and tradeshow later this year; because we are ready for him this time,” commented Chiti.

Krendl’s extensive work in the self-storage industry makes her a perfect partner to assist in progressing OpenTech’s training curriculum and to further develop the company’s cloud based sales and service application – LiveAgent! ™

“We’re excited about the opportunity to transfer our knowledge to the INSOMNIAC Live! ™ call center.” said Krendl. “SkilCheck will provide strategic planning and leadership training to call center management and customized computer based training courses for their internal team of Storage Counselors to develop a sharper and more competitive process to sell and service self-storage customers,” added Krendl.

“We are excited to have Carol contributing to our education and training process. The addition will greatly improve the skill-set of our Storage Counselors and provide our call center clients with a level of knowledge and expertise that is not currently available in the industry. With her leadership we will be pushing the bar much higher in terms of sales and service capabilities in our call center. She is an owner of self storage property, has run her own management company, built SkilCheck from nothing to a very successful business, and has trained thousands of self storage managers. Kiosk Helps Independent Storage Owner Raise Occupancy by 13%

PHOENIX, Arizona – February 1st, 2014 –OpenTech Alliance Inc. today announced the notable success of Affordable Self Storage, a Class-A, fully automated property located in Douglasville, Georgia. With over 400 units, occupancy rates in December of 2013 totaled 94%, representing a 13% improvement over the same period last year. Owner Laurence McCoy attributed the surprising increase to a number of automated self-service features and sales conveniences that the facility offers. “Our occupancy improvements were much higher than what we (or the industry) had projected for 2013. The results clearly show a growing consumer preference for a self-service option like our INSOMNIAC™ Kiosk,” said Laurence.

With several other business interests in addition to the storage property, McCoy relies on the kiosk to easily manage the facility remotely when attention is needed somewhere else. “For less than the cost of a part-time manager ($699 per month), we use a kiosk and call center to help us rent units and service tenants 24-7. We have dealt with many part-time managers in the past, and the technology we use never calls in sick, comes in late, makes accounting errors or steals,” said Laurence.

The INSOMNIAC AssistantManager also backs up the phone lines to reserve units, receive payments and make appointments when the manager is tending to customers or when the office is closed. “The system integrates seamlessly with our SiteLink property management system and gives us a great competitive advantage. At an average of $1,000 for each new rental, it is a phenomenal return on our investment. By being open when our competitors are closed, we’re not missing out on any new customers, and are capturing more market share,” added Laurence. McCoy estimates that of the 8-10 new rentals per month through the kiosk, over 50% are incremental sales.

Robert A. Chiti, President and CEO at OpenTech said, “Affordable Self Storage is a perfect example of an engaged operator that has committed to self-service technologies… and it’s paying off.”

Self Service EXPERTS Enhance Online Rental/Payment Solution

PHOENIX, Arizona – January 1st, 2014 – OpenTech Alliance Inc. announced the release of INSOMNIAC™ Online V2, an enhanced version of their web/mobile rental and payment solution that comes with a new pay per rental pricing model. Since its launch in 2012, hundreds of self storage facilities have been using the cloud-based service and the results have been extraordinary (click here for a free demonstration).

“Our website visitors are responding quickly to the online rental feature. They are serving themselves and we are getting immediate revenue,” said Megan Maple, Owner of Do-It Yourself Storage in Dandridge, Tennessee. “We feel INSOMNIAC Online is a real competitive advantage. During the month of November, we captured 6 new rentals straight from our website,” added Megan.

For the past 10 years OpenTech has pioneered self service rentals, payments, and customer service in the self storage industry with their on-site self service kiosks. The knowledge they have gained developing, supporting and enhancing self service technologies qualifies them as experts in the self service rental arena (on-site, over the phone, online or via mobile devices), no other company comes close.

OpenTech’s strategy is not to be a website development vendor that typically has expertise in SEO, digital marketing, graphics, etc., but instead they focus on e-commerce, PCI Compliance, fraud protection, identity verification, merchandise sales, customized lease package creation, secure document management, access control system integration, and the rental process experience.

“From an online shopper’s perspective, when they enter a facility’s web/mobile site, it is the same as if they entered the front door of the facility office, except they may be in their underwear. Not having a way for them to do what they came there to do (really rent a unit), may cause them to move on to a competitor’s online office,” stated Robert Chiti, President and CEO at OpenTech. “I am not saying everyone wants to rent a storage unit online without visiting the property, but there are some people that buy cars, shoes, jewelry, and even find their soul-mate online. These people do it ALL online, so renting a storage unit will seem pretty natural to them.”

Enhancements include:

  • Simple user interface that delivers a memorable experience
  • Real-time inventory control settings & sales features that allow facilities to strategically market available units through a number of techniques including; size, type, price or level of occupancy
  • Dynamic lease creation which collects specific information for addendums/waivers that are incorporated into the final lease package
  • Channel specific pricing, coupon codes and customizable survey questions
  • Social Media reviews and posting
  • Stored goods insurance or protection policies
  • Ability to pre-purchase merchandise (to be picked up in the office)
  • Option to setup auto-pay during rental process
  • The ability to provide consumers with access codes configured for specific gate time zones

INSOMNIAC Online integrates with all the leading property management software and access control systems, so your managers do not have to constantly go thru the process of manually shifting units around into different categories just so they show up on the website. The cost of the service is $25 per rental, the value of the service is priceless.

INSOMNIAC Kiosk Pays for Itself in less than 6 months

PHOENIX, Arizona – December 10th, 2013 – OpenTech Alliance, Inc., a global leader in self storage technology, today announced another successful deployment of its INSOMNIAC™ brand of self storage kiosks at Shetland Park Self Storage. Since installing the kiosk in February, it’s not too early to question whether the arrangement has worked. Over the first 10 months, the facility acquired 73 rentals directly through their self service rental station.

Jim DiNardo (J. DiNardo Consulting), who directs self storage operations for Shetland Park said, “Over 75% of our new kiosk revenue came in when the office was closed. At an average of $1,000 per rental, the kiosk has more than paid for itself already.” DiNardo added, “Even though the rental office is open only from 8:00am to 5:00pm Monday through Friday, we’re not missing any opportunities to rent.” Located in Historic Salem Massachusetts, Shetland Park is the North Shore’s premier business center that offers a variety of services including a state-of-the-art self storage facility that opened in 2009 with less than 100 units. Since then, the facility has grown aggressively to 700 units with plans to continue expanding.

Continued growth only increased the pressure on management to come up with new strategies; and they did. In addition to installing the kiosk, Shetland Park Self Storage implemented a remote call center to handle reservations and process payments 24-7 by phone. Also, a new website & companion mobile website to engage online visitors whose computers & smartphones give them ready access to rent & pay 24-7.

“We’re very pleased with the success of the kiosk so far and our customers really seem to like using it,” said John Kelly, Vice President at Shetland Park. “With the added ability to do business on our website from a PC or a smartphone, we’re making it as easy as possible to rent storage with us. We continue to see steady growth in our self storage operation, and we’re attracting customers from all over the North Shore. It’s pretty clear that demand for self storage units in Salem and around the North Shore is strong, and renters prefer our modern, yet very affordable, storage facility,” added Kelly.

Robert Chiti, president and CEO at OpenTech gave Shetland Park Self Storage credit for acting with a multichannel plan to increase profits. “At a time when rentals are on an upswing, Shetland Park Self Storage is executing a perfect plan to maximize occupancy. Considering the rising growth in automation, self storage facilities can either fight with the status quo, or embrace the shift to technology in order to rent every unit in the house,” said Chiti.

Shetland Park embarked on this strategy with plenty of expertise, as DiNardo has worked in the self storage industry for over 24 years as; the Operations Manager & Partner for The Storage Depot, a consultant to the industry, and most currently as Operations Manager for Conroy Development, in addition to serving on the Board of Directors of the Self Storage Association (SSA) and co-founding the Massachusetts Self Storage Association (MASSA) back in 1998.

By trying so many new things at once, Shetland Park Self Storage can help the industry gauge the effectiveness of new strategies, while providing traditional manned facilities a glimpse of what other self storage rivals may implement in the years ahead.

OpenTech Unveils In-Store Bilingual Office Assistant

PHOENIX, Arizona – April 2nd, 2013 –Today at the 2013 SiteLink User Conference in Las Vegas, OpenTech Alliance Inc. announced the immediate availability of their newest self service solution the INSOMNIAC™ 50 – the In-Store Bilingual Office Assistant. Following almost a decade of developing self service technologies that generate new rentals from outside of the rental office (Web, Mobile, Kiosk & Call Center), OpenTech is now moving their technology inside the office and straight to the countertop.

50imgThe 50 is a wireless, interactive touch screen computer that delivers real cost saving and enforces an unparalleled consistency in the rental process. Consumers can rent units, make payments (check, cash, and credit card), sell insurance, purchase merchandise, access their accounts, and much more. The best part is the lease documents are signed electronically and stored securely in the OpenTech Self Storage Cloud. Managers can monitor or control the entire process from their desktop PC, including entering data, selecting options, and even point out unit locations on the digital property map.

Anne Ballard, Universal Storage Group President of Marketing, Training and Developmental Services.

“The countertop has always been one of the most important spaces at a self storage facility. A tool like this can eliminate lots of paperwork, printing, copying, and filing; freeing up managers to spend more time building personal connections with customers and marketing their facilities through community participation. This is a great first step to going paperless as well as providing documents electronically for customers. Maybe most valuable is the consistency and reliability the tool brings to the lease completion process, no more missing or incorrect information. What will these OpenTech guys think of next?” said Anne Ballard, Universal Storage Group President of Marketing, Training and Developmental Services.

After years of talk about the need to improve time management and or speed-up office lines during rush hours & high seasonal periods, the INSOMNIAC 50 seems destined to be a big part of that answer. Designed to improve manager production and customer satisfaction, the In-Store Bilingual Assistant simultaneously reduces wait times and managers’ workload while streamlining the payment and rental process.

The INSOMNIAC 50 is a plug-and-play kiosk that can be quickly installed on the countertop or inside the rental office in minutes. The sexy, high tech tool includes; English and Spanish text and voice prompts, onscreen keyboard and signature capture, credit card reader, digital camera and a bright 15” touch-screen integrated within a Windows™ based computer. The 50 is custom equipped with the same user-friendly software that operates the entire line of INSOMNIAC Kiosks and is backed by the industry-leading Technical Support Team at OpenTech.

The In-Store Office Assistant costs $1,500 to purchase, $750 for Setup, Training, and Customization and $75 per month for the INSOMNIAC Software as a Service subscription.

Independent Facility Owners Making Big Money with INSOMNIAC™ Kiosks

PHOENIX, Arizona – March 23rd, 2013 –OpenTech Alliance, Inc. today announced that the top 100 performing facilities with less than 300 units rented an average of 6 new units a month in 2012 thru their INSOMNIAC™ bilingual kiosk, while the top 100 performing kiosks overall rented an average of 12 units a month in the same year. Further analysis of data used to create the 2012 Self Service Whitepaper highlighted this performance of independent operators.

Despite a lower budget, shorter office hours and lack of a big corporate brand, many independents continue to compete effectively with the use of self service kiosks. Three operators stole the show in 2012; Frontier Self Storage in Adkins Texas, Pak-A-Nut Self Storage in Bellingham Washington and Self Assured Storage out of Omaha Nebraska, averaging over 20 rentals monthly at their kiosks.

Brandon Rose, owner of Frontier Self Storage employs a facility manager to answer phones, make appointments and show units from 8:00am to noon. Management is also on call to assist tenants 24-7 when needed. Rose has learned much from his tenants without ever hearing a word. Kiosk transaction data showed that over ½ of the facility’s new rentals and payments are processed through the kiosk between 7:00pm and 7:00am. “We’re in the relationship business but interaction with customers needs to be when they want it; if they want it. The majority of our tenants do not require repeated contact and have a great feel for the convenience of our self service kiosk,” said Rose.

Self Assured Storage also employs a part time manager, while the Pak-A-Nut Self Storage property is fully automated and operated without an on-site manager. Seven years ago, Pak-A-Nut Self Storage purchased the INSOMNIAC kiosk and opened their doors as one of the first facilities to be operated from a remote location. Owners Jeff & Charlot Harman answer the phone and oversee the facility with help of a state-of-art security & surveillance system and the use of Smartphone’s. When their customers use the kiosk they can reach the Harman’s with a simple click of a button anytime they need assistance. “The definition of convenient is different for every tenant. We pride ourselves in providing a rental, payment and access experience that is convenient for every tenant. Our kiosk provides this level of convenience 24-7,” said Charlot.

As a courtesy to the entire self storage industry, Jeff & Charlot and Brandon have extended their welcome to connect with independent owners, corporate properties, facility managers and kiosk users alike to share best practices moving forward (contact phone and email are contained in the website links above).

OpenTech Delivers Feature Rich Kiosk at Lower Price Point

PHOENIX, Arizona – February 5th, 2013 –OpenTech Alliance, Inc. introduced their latest in the line of innovative self-storage kiosks – the INSOMNIAC 570. The new INSOMNIAC 570 can be installed thru the wall or on a pedestal and comes equipped with a full line of user-friendly features. The 570 is a perfect self service solution for self storage operators that want all the bells and whistles but cannot afford the INSOMNIAC 900 model.

The 570 series is an on-site Service Center that completes new rentals, processes payments and also implements the e-lease process (paperless or print). Dynamic components allow the kiosk to stage a virtual tour of the facility and practice some fine salesmanship by consistently offering the new renter a lock & tenant insurance 100% of the time.

Packed with a punch, the 570 features a 15″ color touch screen display, digital signature capture, fingerprint scanner, 4.5″ printer, lock dispenser, VOIP phone, credit card scanner, bill acceptor, check reader and stereo speakers. The kiosk also includes a built-in video surveillance camera so facilities can record every kiosk visitor. Flexible installation options and a compact design enable the INSOMNIAC 570 to suit both indoor & outdoor environments.

“We continue to invest in innovation to help reduce the cost of our hardware so our self service solutions are within reach of every self storage operator,” said Robert Chiti, OpenTech President and CEO. “What we believe is simple; if your facility is open longer than your competitor and more convenient you will rent more units. The ultimate would be to have staff on duty 24 by 7 but as employee costs increase it is not financially practical, so we will continue to deliver new self service solutions that operate on-site, on the Internet and on whatever is next,” added Chiti.

The new INSOMNIAC 570 is offered at a base price of $13,250 or $387 on a 48 month lease.

North Reading Storage Rents 236 Units through Kiosk

PHOENIX, Arizona – December 20th, 2012 – OpenTech Alliance, Inc. today announced that in 2012, North Reading Storage, a 400 unit self storage facility located in Reading Pennsylvania (population 88,000), has exceeded 236 new move-ins exclusively through their self serve kiosk while managers were busy or away from the office.

Based on the average rental rate of $84, with a typical stay of 11 months, North Reading generated approximately $218,000 in revenue through self service automation alone. The onsite INSOMNIAC kiosk also collected an average of 90 transactions monthly in cash, check & credit card payments, totaling over $90,000 in revenue. New tenant merchandise purchases through the kiosk dispersed 158 locks upon move-in for $1,580. David Paul, Owner of North Reading Storage said, “The new technology has saved us tremendously on our staffing cost and relieved us from having to be on site 7 days a week.” Prior to installing the kiosk in January of this year, two managers would staff the office Monday through Sunday. Today, a remote manager only opens the office 3 days a week on Monday, Friday and Saturday.

Located in the heart of Reading, the urban facility is always busy. “Our tenants prefer the convenience of self service; we are still open for business 24-7 and the kiosk never sleeps,” said Paul. The kiosk is custom equipped with Live! Megan Plus, a voice & video feature which provides real-time, face-to-face customer care when managers are unavailable. “This new feature is fantastic, especially for our bilingual tenants, the OpenTech team of Storage Counselors make the technology user friendly for everybody,” added Paul.

Canadian Independent “Stow-It” goes Paperless with INSOMNIAC Kiosk

PHOENIX, Arizona – December 4th, 2012 – OpenTech Alliance, Inc. announced that Stow-It Self Storage is moving towards greener pastures while introducing tenants to their new assistant manager, the INSOMNIAC™ 900 Kiosk. At the same time, Stow-It managers are excited to be joining the paperless movement to preserve Canadian Maple Leafs and save some bucks.

Located in the rural community of Port Elgin (Ontario Canada), property managers were skeptical at first to implement the new paperless process and raised concerns on the possibility of adverse side effects on customer relationships. Steve Levack, Owner of Stow-It Self Storage said, “Going paperless entirely through the machine and even faceless at times, required a solution to make the process both tenant and manager friendly.” After some great planning, Levack was able to unveil a process that favored customers and onsite managers.

Levack’s vision to route all consumer transactions through the kiosk was originally planned to house all data and sales documents in one secure place. Making the model more efficient led to removing filing cabinets and assisting managers by eliminating the drawn out task of taking payments. “Collecting money is not our manager’s top priority, its sales,” stated Levack. After deciding to go paperless, encouraging his manager to use the technology became less of a challenge.

The on-site kiosk has been modified to facilitate paperless transactions by distributing all receipts, lease agreements and tenant billings via email. Still, the office sends a small amount of paper receipts by mail upon request. Prior to moving in, every phone & online reservation is steered directly to the kiosk for activation and facility access. Managers also guide tenants to the kiosk to complete on-site reservations when working face to face. When managers are occupied or unavailable, the INSOMNIAC kiosk VOIP phone provides real-time customer care with an OpenTech Storage Counselor to customers needing assistance.

“I live two hours from the facility and am away more often than not. I would strongly encourage other self storage owners to operate in this fashion. The initiative has helped us reduce the costs of paper, ink, toner and man-hours related to the payment, rental and bookkeeping process. Saving time for both our customers and managers is something you can’t put a price on,” added Levack. Fringe benefits of the system enable Stow-It to rent units and take payments entirely through the kiosk on Sundays and after 5:00pm on weekdays when the office is closed.

A-1 Surpasses One Million in Sales through INSOMNIAC Kiosks

PHOENIX, Arizona – November 27th, 2012 – OpenTech Alliance, Inc. today announced that A-1 Self Storage has exceeded the $1,000,000.00 mark in kiosk transactions for 2012. En-route to reaching 1,000 new move-ins, the A-1 team of INSOMNIAC™ Kiosks (15 in total) is projected to handle over 10,000 consumer transactions by year end. The milestones emphasize the ongoing success of modern self-service technology throughout the self storage marketplace.

A family owned company, headquartered in San Diego, Caster Properties, Inc, operates 42 self storage facilities throughout California under the A-1 Self Storage brand. Brian Caster, President and CEO of Caster Properties stated, “Adding the convenience of on-site self service at our facilities has become a bona fide competitive advantage. We are making it very easy for customers to do business with us, we’re always open.”

Using self service kiosks does not mean a compromise in the level of customer service; to the contrary, it results in a higher level of convenience and customer satisfaction. A-1 call center agents greet kiosk users proactively and are available to provide real-time customer care using the VOIP phone built into the kiosk. Soon, kiosk users and A-1 agents will be able to not only talk with each other; they will be able to see each other using the Live! Megan Plus service which includes a two-way video option. At stores with kiosks, A-1 has been able to close their office two days a week and still rent units while the office is closed.

“Caster Properties has been a customer of ours for several years and they are consistently looking for new ways to improve the level of convenience & service they offer their customers. They have been a driving force behind many of the new enhancements we have made to our products. We are very happy to see that their investment in our self service solutions is paying handsome dividends,” said Robert A. Chiti, President and CEO at OpenTech. “Our strategy is to offer solutions that make a material impact on the economics of operating a self storage business, A-1’s accomplishments are proof we are on the right path” added Chiti.

All Seasons Self Storage Switches to INSOMNIAC Live! Call Center

PHOENIX, Arizona – October 27th, 2012 – OpenTech Alliance, Inc., the leader in self service solutions for the self storage industry, announced that All Seasons Self Storage has selected INSOMNIAC™ Live as their new centralized call center.

The independent operator had been using a prominent self storage vendor for several years, and after much evaluation and due diligence, came to the conclusion that he wanted more. “There was a realization among my team that our occupants and prospective tenants required more specialized knowledge at a more rapid response when calling our facility,” stated Alan Ambrose, Owner of All Seasons Self Storage.

The switch to INSOMNIAC Live! improved customer response times exponentially, and the call center experience offered much more than a generic presentation with limited range to service tenants. The callers now feel as if they are speaking with an employee of All Seasons Self Storage and can get answers and personal service without having to make a second call or wait for a call back from the manager.

OpenTech’s Self Storage Cloud service INSOMNIAC LiveAgent! empowers Storage Counselors with immediate access to comprehensive information about the facility. Ultimately, the solution is built to offer callers real time unit pricing, business policies & procedures, competitive advantages over nearby facilities, photos of your property, directions to your facility, promotions, special offers and more. “The more we looked, we realized that INSOMNIAC Live! was the service we wanted to connect with our callers. It was a combination of these attributes that ultimately led to our decision to make the change,” continued Ambrose.

Robert A. Chiti, President and CEO at OpenTech Alliance, Inc. said, “We have been able to create the next generation call center by delivering what self storage operators want, prompt service from a knowledgeable person. We are proud that we have made a positive impact on All Seasons Self Storage’s business.”

A proud sponsor of the 5th Annual Southeastern Self Storage Convention & Tradeshow, OpenTech will be exhibiting the INSOMNIAC line of self service rental solutions at the Holiday Inn, Wrightsville Beach on October 28th-30th, 2012 (Booth #303).

OpenTech Kiosk & Call Center Combo Plays Role on a Winning Team

PHOENIX, Arizona – October 20th, 2012 – OpenTech Alliance, Inc. announced the progression of a 2 year development with American Self Storage to meet the demands of the modern self storage business. Headquartered in Santa Barbara California, The Laurel Company is a property management firm that that operates 10 self storage facilities under the American Self Storage brand. In the face of a prolonged recession, American Self Storage continues to persevere while wading through the effects of a municipal bankruptcy in Stockton (California).

The mission to modernize facilities began in 2009 with the installation of their first INSOMNIAC™ Kiosk, while further implementations of the INSOMNIAC Live! Call Center followed. A two-punch solution that makes use of a self service kiosk and centralized call center, the INSOMNIAC AssistantManager is an effective combination that supports facility managers to rent more units and service customers.

Effectively, self service automation and OpenTech Storage Counselors are strategically empowered to assist managers during the work day, after business hours and on Sundays & Holidays when the office is closed. As a back-up, the call center fields roll over calls made direct to the facility, while at the same time, providing personal assistance at the kiosk. The strategy ensures that customers are assisted immediately on inquiries, rentals and with transactions at both consumer touch points.

“We made a decision to pilot two kiosks and later integrate a centralized call center to assist our on-site managers,” said Dennis Peterson, President of The Laurel Company. “We have watched the progression evolve and continue to measure our return on investment closely,” added Peterson. Over the past two years, the INSOMNIAC AssistantManager solution, has converted over 155 new rentals in Stockton alone.

Recognized repeatedly as a “Top Operator” in the United States, core corporate competencies and strong site management have played a big part in the American Self Storage success story. Still, the INSOMNIAC AssistantManager has earned a position on the team in the role of an assistant, as Dennis (a former Combat Command Officer with the U.S. Marine Corps) and American Self Storage continue to flourish in the City of Stockton.

OpenTech, a proud member of the California Self Storage Association and sponsor of the CSSA 10th Annual Conference, will be on hand to participate in the October gala.

Independent Self Storage Operator “Killing It”

PHOENIX, Arizona – October 15th, 2012 – OpenTech Alliance, Inc. announced that Renaissance Enterprise (an independent owner with two facilities in rural Texas) has acquired 75 new tenants through the INSOMNIAC™ Online rental service in less than 6 months. In April of 2012, Renaissance began piloting the online sales concept through the OpenTech Self Storage Cloud. Shortly after, online visitors responded favorably and unit rentals have been flying high ever since.

INSOMNIAC Online quickly transformed the independent operator’s website from a marketing brochure to function as a self service cash register that never sleeps. No longer in “reservation” mode, the facility’s home page is now equipped to provide shoppers with the ability to actually complete unit “rentals” online. At the cost of $75 dollars per month, INSOMNIAC Online is a very affordable service. With an average unit rental valued at $900, a single incremental rental pays for the service for a whole year, making INSOMNIAC Online a “killer deal” for Renaissance Enterprise.

OpenTech President and CEO, Robert A. Chiti stated, “In the past, an operator’s rental strategy was to get the prospect to the facility counter, during office hours. With our self service solutions, operators are expanding their strategy with additional touch points or sales channels to include self service options at their facility, on their website and thru mobile devices. As the Tech Savvy segment of the market continues to grow, so will the value of offering them what they want, when they want it and that is what self service is all about.”

As self service consumers continue to multiply, usage statistics through the INSOMNIAC self service solutions (kiosks, internet and mobile) are at all-time highs. For nearly a decade, OpenTech has developed self service technology exclusive to self storage operators to prepare for this uprising. “Self storage operators are learning that they can’t see or get the chance to talk with many of their prospects, because they are online or show up at the facility after hours. It is these customers Renaissance is capturing by providing them with a level of convenience that they obviously wanted,” added Chiti.

A proud member of the Texas Self Storage Association, OpenTech will exhibiting their INSOMNIAC line of self service rental solutions at the TSSA Annual Convention and Tradeshow, October 14-16 2012 (Booth #325).
