Independent Facility Owners Making Big Money with INSOMNIAC™ Kiosks

 

PHOENIX, Arizona – March 23rd, 2013 –OpenTech Alliance, Inc. today announced that the top 100 performing facilities with less than 300 units rented an average of 6 new units a month in 2012 thru their INSOMNIAC™ bilingual kiosk, while the top 100 performing kiosks overall rented an average of 12 units a month in the same year. Further analysis of data used to create the 2012 Self Service Whitepaper highlighted this performance of independent operators.

Despite a lower budget, shorter office hours and lack of a big corporate brand, many independents continue to compete effectively with the use of self service kiosks. Three operators stole the show in 2012; Frontier Self Storage in Adkins Texas, Pak-A-Nut Self Storage in Bellingham Washington and Self Assured Storage out of Omaha Nebraska, averaging over 20 rentals monthly at their kiosks.

Brandon Rose, owner of Frontier Self Storage employs a facility manager to answer phones, make appointments and show units from 8:00am to noon. Management is also on call to assist tenants 24-7 when needed. Rose has learned much from his tenants without ever hearing a word. Kiosk transaction data showed that over ½ of the facility’s new rentals and payments are processed through the kiosk between 7:00pm and 7:00am. “We’re in the relationship business but interaction with customers needs to be when they want it; if they want it. The majority of our tenants do not require repeated contact and have a great feel for the convenience of our self service kiosk,” said Rose.

Self Assured Storage also employs a part time manager, while the Pak-A-Nut Self Storage property is fully automated and operated without an on-site manager. Seven years ago, Pak-A-Nut Self Storage purchased the INSOMNIAC kiosk and opened their doors as one of the first facilities to be operated from a remote location. Owners Jeff & Charlot Harman answer the phone and oversee the facility with help of a state-of-art security & surveillance system and the use of Smartphone’s. When their customers use the kiosk they can reach the Harman’s with a simple click of a button anytime they need assistance. “The definition of convenient is different for every tenant. We pride ourselves in providing a rental, payment and access experience that is convenient for every tenant. Our kiosk provides this level of convenience 24-7,” said Charlot.

North Reading Storage Rents 236 Units through Kiosk

 

PHOENIX, Arizona – December 20th, 2012 – OpenTech Alliance, Inc. today announced that in 2012, North Reading Storage, a 400 unit self storage facility located in Reading Pennsylvania (population 88,000), has exceeded 236 new move-ins exclusively through their self serve kiosk while managers were busy or away from the office.

Based on the average rental rate of $84, with a typical stay of 11 months, North Reading generated approximately $218,000 in revenue through self service automation alone. The onsite INSOMNIAC kiosk also collected an average of 90 transactions monthly in cash, check & credit card payments, totaling over $90,000 in revenue. New tenant merchandise purchases through the kiosk dispersed 158 locks upon move-in for $1,580. David Paul, Owner of North Reading Storage said, “The new technology has saved us tremendously on our staffing cost and relieved us from having to be on site 7 days a week.” Prior to installing the kiosk in January of this year, two managers would staff the office Monday through Sunday. Today, a remote manager only opens the office 3 days a week on Monday, Friday and Saturday.

Located in the heart of Reading, the urban facility is always busy. “Our tenants prefer the convenience of self service; we are still open for business 24-7 and the kiosk never sleeps,” said Paul. The kiosk is custom equipped with Live! Megan Plus, a voice & video feature which provides real-time, face-to-face customer care when managers are unavailable. “This new feature is fantastic, especially for our bilingual tenants, the OpenTech team of Storage Counselors make the technology user friendly for everybody,” added Paul.

Canadian Independent “Stow-It” goes Paperless with INSOMNIAC Kiosk

 

PHOENIX, Arizona – December 4th, 2012 – OpenTech Alliance, Inc. announced that Stow-It Self Storage is moving towards greener pastures while introducing tenants to their new assistant manager, the INSOMNIAC™ 900 Kiosk. At the same time, Stow-It managers are excited to be joining the paperless movement to preserve Canadian Maple Leafs and save some bucks.

Located in the rural community of Port Elgin (Ontario Canada), property managers were skeptical at first to implement the new paperless process and raised concerns on the possibility of adverse side effects on customer relationships. Steve Levack, Owner of Stow-It Self Storage said, “Going paperless entirely through the machine and even faceless at times, required a solution to make the process both tenant and manager friendly.” After some great planning, Levack was able to unveil a process that favored customers and onsite managers.

Levack’s vision to route all consumer transactions through the kiosk was originally planned to house all data and sales documents in one secure place. Making the model more efficient led to removing filing cabinets and assisting managers by eliminating the drawn out task of taking payments. “Collecting money is not our manager’s top priority, its sales,” stated Levack. After deciding to go paperless, encouraging his manager to use the technology became less of a challenge.

The on-site kiosk has been modified to facilitate paperless transactions by distributing all receipts, lease agreements and tenant billings via email. Still, the office sends a small amount of paper receipts by mail upon request. Prior to moving in, every phone & online reservation is steered directly to the kiosk for activation and facility access. Managers also guide tenants to the kiosk to complete on-site reservations when working face to face. When managers are occupied or unavailable, the INSOMNIAC kiosk VOIP phone provides real-time customer care with an OpenTech Storage Counselor to customers needing assistance.

“I live two hours from the facility and am away more often than not. I would strongly encourage other self storage owners to operate in this fashion. The initiative has helped us reduce the costs of paper, ink, toner and man-hours related to the payment, rental and bookkeeping process. Saving time for both our customers and managers is something you can’t put a price on,” added Levack. Fringe benefits of the system enable Stow-It to rent units and take payments entirely through the kiosk on Sundays and after 5:00pm on weekdays when the office is closed.

A-1 Surpasses One Million in Sales through INSOMNIAC Kiosks

 

PHOENIX, Arizona – November 27th, 2012 – OpenTech Alliance, Inc. today announced that A-1 Self Storage has exceeded the $1,000,000.00 mark in kiosk transactions for 2012. En-route to reaching 1,000 new move-ins, the A-1 team of INSOMNIAC™ Kiosks (15 in total) is projected to handle over 10,000 consumer transactions by year end. The milestones emphasize the ongoing success of modern self-service technology throughout the self storage marketplace.

A family owned company, headquartered in San Diego, Caster Properties, Inc, operates 42 self storage facilities throughout California under the A-1 Self Storage brand. OpenTech Kiosk & Call Center Combo Plays Role on a Winning Team

PHOENIX, Arizona – October 20th, 2012 – OpenTech Alliance, Inc. announced the progression of a 2 year development with American Self Storage to meet the demands of the modern self storage business. Headquartered in Santa Barbara California, The Laurel Company is a property management firm that that operates 10 self storage facilities under the American Self Storage brand. PHOENIX, Arizona – October 15th, 2012 – OpenTech Alliance, Inc. announced that Renaissance Enterprise (an independent owner with two facilities in rural Texas) has acquired 75 new tenants through the INSOMNIAC™ Online rental service in less than 6 months. In April of 2012, Renaissance began piloting the online sales concept through the OpenTech Self Storage Cloud. Shortly after, online visitors responded favorably and unit rentals have been flying high ever since.

INSOMNIAC Online quickly transformed the independent operator’s website from a marketing brochure to function as a self service cash register that never sleeps. OpenTech Releases New Version of OpenPortal

PHOENIX, Arizona – September 29th, 2012 – OpenTech Alliance, Inc. released an updated version of its Self Storage Cloud service, OpenPortal v1.5. OpenPortal is a manager’s toolbox for configuring OpenTech products & services, maintaining facility content, viewing training guides & instructional videos, and generating real-time business intelligence. OpenPortal is a free service for OpenTech customers.

Enhancements on the 1.5 release include a dynamic “Copy To” feature that simplifies management of multi-facility content. A Live! Lead Tracking module allows managers to follow and document progress on rental prospects. The Cloud service offers the ability to request real-time assistance from the OpenTech Support Team. New modules include Customer Notification and additional reporting features in a fresh and easy to navigate interface.

Uncle Sam Giving BIG Money Back on Kiosk & ILock Purchases

PHOENIX, Arizona – August, 22nd, 2012 OpenTech Alliance, Inc. announced INSOMNIAC™ Kiosks and the ILock System qualify for an additional tax deduction under the IRS Tax Code Section 179. The Tax Act effectively reduces the cost of a kiosk by 35%. Today, Section 179 is one of a few incentives contained in the recent Stimulus Package that actually helps small business. Section 179 of the IRS tax code allows businesses to deduct the full purchase price of qualifying equipment and software on purchased or financed leased plans, during the current tax year. Limit on equipment purchases is $560,000 and also includes a Bonus Depreciation at 50%.

There are guidelines you need to follow. The allowance is also very useful when you are using Cost Segregation and the property you are using is not ‘original use’. Taking advantage of this tax savings may just be the best financial decision you make in 2012.”

INSOMNIAC Kiosks range in pricing from $1,500 to $18,000. Under Section 179, a purchase will yield savings that run from $525 up to $6,300 per kiosk! The following is an example of Tax Savings related to the purchase of an INSOMNIAC 570 kiosk at a 35% tax bracket. Also illustrated is a case in savings connected with the purchase of the INSOMNIAC ILock System (300 unit doors).

INSOMNIAC Kiosks Collected Over $21M in Rental Fees in 2011

PHOENIX, Arizona – February 9th, 2012 – OpenTech Alliance, Inc. announced today that it has exceeded the $70 million mark in rental fees collected by its INSOMNIAC™ kiosks. Approximately $21 million was realized in 2011 by self storage operators throughout the U.S. and Canada. In an ongoing effort to be a transparent company, OpenTech has released these detailed kiosk usage numbers giving the self storage industry the opportunity to see firsthand how consumers are benefiting from an on-site self service option. During 2011, consumers used INSOMNIAC kiosks to rent 23,331 storage units, make 193,574 payments, and purchase 11,502 locks representing a total of $21.3 million in self service transactions. The two tables below illustrate the transactions of new rentals and payments made throughout 2011.

In 2011, on average INSOMNIAC kiosks rented 4.3 units per facility per month. OpenTech attributes this 26.4% increase in rentals to the Live! Megan service, offered at no additional charge, as part of the monthly Maintenance and Warranty Service (MWS) program. “Our stated goal is to achieve 6 new rentals per kiosk per month, as you can see we are already getting close. At the ISS Expo in March, we will be demonstrating our new two way video service that offers kiosk users the personal touch of an on-site Assistant Manager, which we believe will help us exceed our goal. OpenTech has developed a Success Guide of “Best Practices” to help self storage operators get the most value from their kiosk. By leveraging these proven best practices, the top 100 performing kiosks processed 97,745 total transactions alone; this includes rentals, reservation completions, payments and merchandise purchases. These kiosks are already averaging over 8 new rentals per month per facility.

OpenTech’s kiosks never take a day off, a huge benefit for customers needing to rent a unit or make a payment on a holiday. In 2011, INSOMNIAC kiosks rented 567 units on holidays when most self storage facilities without a kiosk rented 0 units because they were closed. In total, the kiosks collected $567,311 in rental fees during the 11 major holidays proving self storage customers are active people that want to do business at their convenience.

With all three forms of payment being used, the need for providing consumers with an on-site payment option that supports all forms of payment is a must and a competitive advantage. IRS Helps Self Storage Operators Buy Kiosks in 2011

PHOENIX, Arizona – October 7th, 2011 – OpenTech Alliance, Inc., announced INSOMNIAC Kiosks qualify for the IRS Tax Code Section 179 tax deduction, effectively reducing the cost of a kiosk by 35%.  Today, Section 179 is one of the few incentives contained in any of the recent Stimulus Bills that actually helps small business. U-Store-It Installs INSOMNIAC Kiosks at Superstores

PHOENIX, Arizona – August 23rd, 2011 – OpenTech Alliance, Inc. announced today that U-Store-It has installed INSOMNIAC kiosks at their first 25 Superstores.  The self service kiosks allow consumers to rent units and make payments 24 hours a day. Unmanned Self Storage Facility Rents 47 Units in One Month with a Kiosk

PHOENIX, Arizona – August 11th, 2011 – OpenTech Alliance, Inc., the leading providing of innovative self storage solutions, announced today that Hoover Highway I-80 Storage in Iowa City, IA rented 47 new units through its INSOMNIAC 900 self service kiosk during the month of July. Marty DeSent, owner of Hoover Highway I-80 Storage, said holding the record for most units rented at a kiosk in one month is great, but the real win he says is the $30,000 he is saving each year on payroll.

Mr. DeSent lives in a suburb of Chicago and operates his unmanned facility from 225 miles away. As you can see from the picture below, he built an office, but after learning about the INSOMNIAC he decided to open the facility as unmanned and add a part time manager once the facility began to cash flow. As a result of the success he has had year-to-date (97 rentals); he is now planning to expand his business.

The facility is located just off the highway, near the University of Iowa. He attributes a part of his success to college students on the move. Every time a new rental is processed he receives notification which prompts him to place a follow up call to his new tenant. “My new customers think the – do it yourself kiosk – is great” said DeSent. “Today’s consumers love technology, so this is a perfect way to run a self storage facility, especially if it is located near a college campus”.

INSOMNIAC Kiosks Now Complete Reservations and Accept Coupons

Megan can now offer manager specials while highlighting competitive advantages to prospective customers

PHOENIX, Arizona – July 6th, 2011 – OpenTech Alliance announced today that they have released their newest version of their INSOMNIAC kiosk software (v1.5.215).  This new version includes two significant enhancements; Reservation Completion and Coupon Acceptance.  Reservation Completion simplifies the rental process for customers that have already reserved a unit over the internet or through a call center and then want to complete the reservation at a kiosk. Coupon Acceptance allows customers to use coupons when renting at a kiosk. In addition, this new feature empowers INSOMNIAC Live! Storage Counselors with the ability to offer people using a kiosk on-the-spot incentives to rent now (manager specials), just like a manager would do in the store. 

Both enhancements were designed to rent more units for self storage owners and are expected to help OpenTech reach their goal of renting an average of 6 units per month per kiosk.

Enhancement Briefs:

  • Reservation Completion – Renters only need to enter their name and phone number at the kiosk and all the data they supplied when they made their reservation is already in the system.  All they have to do is to decide if they want to rent the unit they originally reserved or change to another unit. Then they provide their fingerprint, photo, image of driver’s license, signature and pay the balance with cash, check or credit card. The kiosk will rent them the unit, sell them a lock, provide a printed lease, and access code to enter the facility. The customer can have their rental documents emailed to them as well. The property manager will be notified that the kiosk just rented a unit and they will be able to review a secure .pdf of the lease. Currently this new feature only works with SiteLink Web, but support for other property management systems is in progress.
  • Coupon Acceptance – self storage owners are always working on new ways to market their stores and offering coupons has become very popular. People that use a kiosk to rent a storage unit can enter their coupon code during the rental process just like they do when shopping online. Once the coupon code is entered the price for the unit is adjusted accordingly. This new feature is supported by most of the leading property management software systems that support promotions at a kiosk.

PHOENIX, Arizona – April 22st, 2011 – OpenTech Alliance announced that Storage 2000 is very pleased with the performance of their new INSOMNIAC AssistantManagers.  Susan Head, Vice President of Operations for S&W Property Management, is responsible for the success of the company’s portfolio of self storage facilities.  “I would always say – one day – I will have one of those kiosks,” said Head after visiting the OpenTech trade show booth countless times in years prior to purchasing  4 INSOMNIAC  kiosks. The kiosks have been a turning point for the Storage 2000 facilities.  “I like to keep my investors happy and that means making them as successful as possible. I send them rental reports every month that demonstrate the phenomenal business we are doing with the INSOMNIAC kiosks and call center,” she added. Her investors (including leaders of the industry’s top builder – Betco) are getting a great return on their investment in kiosks and it adds value and convenience to the customer experience.

Head manages two facilities in Stafford, Virginia (one with 900 units), one in Fredericksburg, Virginia and a fourth in Columbia, South Carolina. Her manager at the 900 unit facility in Stafford, Doris Toombs, jumped on board with Head’s idea for the kiosk. “I knew it was going to be huge,” said Toombs. “With the kiosk, I can manage and market my property without fear of losing a customer.” Toombs does a great job of educating her customers on how to use the kiosk. “We are teaching them how to fish – and they are reeling it in,” she added.

However, in some locations a few customers are still adverse to technology,” said Head. “They are a bit shy with it, even after we show them how easy it is to use. I think the last hold outs will come around, it’s just going to take a little more time. Kiosks are used in various industries such as banking, airports, etc. even before self storage.  I believe it is the way of the future,” she added.

Another hurdle for Storage 2000 is the amount of competition. With more than a dozen competitors in a six mile radius (three are industry leaders), the customer convenience of the kiosk is giving Storage 2000 a competitive advantage over the big guys in her area. Head operates her facilities with one manager (40 hours a week) and one assistant manager (24 hours a week). “Add an INSOMNIAC AssistantManager to that team – and we are winning more business than our competitors because we are open when they are closed,” she added.

Second Oldest Town in Tennessee Gets a Technology Boost

Young Self Storage Owner is Building a Portfolio in Today’s Market

Always Open Self Storage Owner Shows Up Naysayers

PHOENIX, Arizona – January 7th, 2011 – OpenTech Alliance is pleased to share the success story of a next generation self storage owner, Casey Cavell 25, President of Always Open Storage. Cavell purchased his first two self storage properties and operates them with the help of OpenTech’s INSOMNIAC self service kiosks.

Cavell was previously involved in the apartment industry as an owner and operator and recently jumped into the self storage industry. A close friend of Cavell’s, Scott Meyers, President of selfstorageinvesting.com, taught him how to find, negotiate and purchase self storage facilities. He attributes to the availability of innovative solutions like the INSOMNIAC Kiosk that allow him to automate many tasks of operating a self storage facility as a reason why he is investing in self storage. “When I first learned about these machines, I thought it was too good to be true. Could they really do all the things that the vendor claimed?” added Cavell

He was amazed and excited about the fact that the kiosk could rent units along with scanning the customer’s driver’s license, taking payments, offering tenant insurance, selling locks, and helping customers manage their accounts. Cavell knew he wanted facilities where he could hire a full or part time manager and implement a kiosk to pick up rentals and payments while his manager is busy, after office hours and on weekends. In March of 2009, Cavell acted on his business plan and purchased his first facility in Danville, Illinois with 255 units. The property was poorly managed and nearly every aspect of the business was operated like it was still 1990.  “The previous owners were managing rent and available units with note cards,” said Cavell.

“I made one huge mistake early on in my ownership of this facility, it was not acting on my written business plan,” added Cavell.  The kiosk was part of his business plan and early on he was fearful that it would not work and decided not to purchase a kiosk when he bought the property. With the population of 40,000 in his trading area, Cavell had people telling him that a kiosk wouldn’t work. “If I could give advice to people that are interested in purchasing a kiosk – it would be to not listen to all the industry naysayers. Because listening to them – cost me money,” said Cavell.

Cavell quickly found his nearly $22,000 in payroll was his largest expense of the business. Cavell knew what he had to do, so he made the call to OpenTech. In a matter of weeks, the kiosk was up and running. Staffed office hours for the facility were reduced from 37 hours a week to 22 saving $10,500 in payroll costs.

About 70 percent of Cavell’s customers use the kiosk with no problems, 20 percent had no idea where to start but easily caught on and now use it time after time. The final 10 percent protest they will never use the kiosk regardless of how easy it is. Cavell insists that he doesn’t take ‘no’ for an answer and continues to educate customers on the benefits of using the kiosk. He personally shows them how to use it and is pleased with how many of those 10 percent turn out to be kiosk lovers. Cavell found providing customized brochures to show his customers how to use their rental and payment center makes self service users out of many of them.

Since experiencing early success with Danville, Cavell wanted to add to his investments, so he purchased another property with 500 units in February 2010 in Covington, Georgia and has made that location his home office. “After opening the facility, I made another misstep in hiring an assistant manager,” added Cavell. The assistant manager’s position was to work solely on the manager’s day off. The employee turned out to be unreliable and difficult to train. “With the assistant manager’s performance, it didn’t take me long to order another kiosk,” said Cavell. The kiosk rented its first unit on a day when his assistant manager was working, but was out to lunch. “We may have lost that customer to the competitor down the street if the kiosk had not been in place,” said Cavell.

The assistant manager left the company about a month after the kiosk was installed. Cavell then decided to give a much deserved raise to his regional manager and still saved money in payroll costs. My regional manager trains our customers on how to use the kiosk, which ultimately frees up her time to get out of the office and execute marketing strategies. “We tell our managers, your job is not to take payments, it’s to rent units. The less time they are in the grind of taking payments the more units they rent. Our managers appreciate having a kiosk and I am loving the affects that it has on our bottom line,” said Cavell.

Central Self Storage Hires a New Breed of Assistant Managers

OpenTech Partners with Managers to Ensure All Call-in and On-site Customers are Served Immediately

PHOENIX, Arizona – November 12th, 2010 – OpenTech Alliance is pleased to announce that the Pegasus Group, which owns and manages the Central Self Storage portfolio of 28 facilities, is hiring INSOMNIAC AssistantManagers to compliment their on-site staff. The INSOMNIAC AssistantManagers are being put in place to assist the on-site staff as they are being asked to allocate more of their time to marketing strategies such as updating craig’s list, managing social media functions, outbound prospecting for commercial tenants and keeping in touch with current customers. The new breed of AssistantManager teamed with the on-site staff offers a better customer experience and the next level of customer convenience in the self storage industry.

The INSOMNIAC AssistantManager™ comes with a team of professional self storage sales agents to reserve units, process payments, and answer customer questions, as well as an on-site self-service kiosk to rent units and process payments – when the manager is busy performing other duties or the office is closed. The new AssistantManager can help multiple people at once and works 16 hours a day for a fraction of the cost of a traditional employee.

The Pegasus Group is based in Walnut Creek, California and is an investment management firm that has been purchasing, developing and managing properties for over 25 years. With real estate including; hotels, marinas and mobile parks, the bulk of the company’s property holdings are in self storage. The company has 28 facilities in Arizona, California, Hawaii, Nevada and New York. The properties range in size from 500 to 950 units with the majority of them having around 700 units. All the facilities have on-site managers, electronic gates, and SiteLink Web software.

Pegasus started installing kiosks four years ago and now have them at their facilities in AZ – Phoenix(2), Chandler(2), Mesa, CA- Corte Madera, Concord, Lafayette, Milpitas, Alameda, Pleasanton, Rohnert Park, Village West Marina, Walnut Creek, NV – Las Vegas, NY – Island Park, HI – Kanehoe with plans to install more. Now with the addition of the INSOMNIAC Live! AllCalls service, Pegasus is implementing what OpenTech refers to as the INSOMNIAC AssistantManager.

“OpenTech has been a valued partner of ours for the last four years, we think the integrity of their people and the quality of their products and services is unbeatable. It was a natural next step for us to give them our call center business. We trust them with our customers and really appreciate how they partner with our managers,” said Margaret Martin, Executive Vice President of the Pegasus Group. “Our managers are expected to handle all the facility business, which has them wearing many hats. So, we have hired Megan (the INSOMNIAC AssistantManager) to relieve some of the pressure and ensure we are not missing an opportunity to rent a unit or service a customer.”

The integration and synergy created by the kiosk and the call center has added consistency and provided another level of convenience to Martin’s customers allowing her business to thrive. She knows that the average age of her customer base continues to become younger and younger and not only grew up with technology but expects it. “Customer service and convenience go hand in hand. In all of the locations where we do business, we are the only facility that can offer rentals and payments 24/7.– Megan gives us that,” added Martin. “If we don’t offer that to our customers someone else will.”

It did take some time for facility managers to embrace the kiosk. “It’s like all new initiatives, especially technology – they fight it until they realize how easy it makes their lives,” commented Martin. She insists that the kiosks have paid for themselves and with the cost of benefits, taxes and worker’s comp fees going up she stands to save even more. Sean LaGrande, a project manager at the Pleasanton, California site (582 units) knows the value the INSOMNIAC AssistantManager brings to his facility. When a customer is new, “the first thing I show them is how to operate the kiosk,” said LaGrande. “It’s so user-friendly and convenient – customers love it.” LaGrande notes that he can run to the bank and handle other company errands without worrying that he will miss a prospect or customer because he knows Megan is covering for him.
