OpenTech Alliance is excited to announce that Trojan Storage has successfully completed its first deployment of INSOMNIAC SmartLock® technology at its Tolleson, Arizona facility, enabled by the INSOMNIAC OpenNet™ wireless network. The Tolleson store, a recent property acquisition with active tenants, marks the company’s first application of OpenTech’s keyless entry solution.
The implementation builds on Trojan’s long-standing use of OpenTech solutions, including CIA access control, and introduces electronic unit-level locking and sitewide Wi-Fi network connectivity to improve security, operational efficiency, and allow tenants to have full use of their mobile devices while on-site.
Despite the site being fully operational, Trojan reports that the conversion was completed quickly and with minimal friction for both staff and tenants.
Any time you introduce new technology at an operating property, ease of use is critical. The installation was fast, the transition was seamless, and tenants were able to access their units immediately using the same code they already use at the gate. That familiarity eliminated confusion and helped drive immediate adoption.

Building a Complete Self Storage Access Control System
INSOMNIAC SmartLocks combine keypad access directly on the unit latch with optional mobile access via the Storage Genie app and Bluetooth capabilities, allowing tenants to choose how they access their units. Real-time access and data from the IoE Control Center or mobile management app Manager Genie gives operators greater control and insight at the unit level.
Freeman noted that while some tenants have opted not to use the mobile app, the on-latch keypad has proven to be a critical differentiator.
Hands down, the ability to open the latch without a phone or external device sets this solution apart. That keypad makes the system intuitive for tenants and removes a major barrier to adoption we’ve seen with other smart lock technologies.

From an operational standpoint, Trojan has already realized measurable benefits, particularly around overlock management and remote oversight.
Gaining Unit-Level Access Control
Overlocking used to be one of the biggest labor drains across our portfolio. With SmartLocks, we’re saving hours of staff time and eliminating a process that used to require constant physical trips to units lugging a heavy bucket of locks. It’s a major efficiency gain and improvement to the staff experience.

The added visibility at the unit level has also enhanced Trojan’s ability to manage properties remotely and make informed operational decisions across its portfolio.
We can now see access activity, system health, and unit status from a corporate dashboard, and have property managers troubleshoot issues from anywhere. That level of insight and control simply wasn’t possible for us before.

For Kobre Companies, the parent company of Trojan Storage and QuikStor Management Software, the deployment aligns with a broader strategy centered on security, scalability and hybrid operations.

Strengthening Unit Security and Site Visibility
At a portfolio level, technology decisions have to support scale, consistency and risk management. Keyless entry isn’t just a feature decision; it’s an operating model decision. SmartLocks reduce labor dependency, support hybrid operations, and help protect margins as our portfolio scales.
Pedro Florida, President at Trojan Storage
Security was a primary driver behind Trojan’s decision to expand electronic locking across its portfolio, particularly at new developments or in regions with higher crime.
The added visibility and deterrence that come with electronic locks have had a notable impact. They strengthen security while enabling self-service rentals and remote management; all of which are essential to how our facilities operate.
Frank Freeman, Director of Property Management at Trojan Storage
Following the success of the Tolleson deployment, Trojan plans to incorporating smart locks into new developments as part of its standard technology package.
SmartLocks are now a foundational component of how we think about security, efficiency, and scale moving forward.
