Kiosk Responsible for 99% Occupancy at 400 Unit Storage Facility
PHOENIX, Arizona – November 21st, 2014 – OpenTech Alliance, Inc. announced today that Champlain Valley Self Storage continues to maintain an occupancy rate of over 99% since installing their INSOMNIAC® kiosk. Managing Members Brett Clace and Steve Kolvoord put the automated business model into practice in November of 2012 as a strategy to drive revenue and better compete by being the first in their marketplace to offer tenants 24 hour service.
“We purchased both the 177 unit facility and kiosk two years ago. Today, at nearly 400 units, our facility continues to grow and the kiosk alone keeps us at 100% occupied on a regular basis. Consumer barriers to doing business with our facility after hours, or when a manager is not available were nearly eliminated the day we opened. The kiosk is a great benefit to our tenants,” said Brett.
Current statistics show that over 30% of all new move-ins happen outside normal 9-5 business hours at Champlain. “Our kiosk reports demonstrate that incremental rental opportunities would be missed if we did not have the kiosk,” added Brett.
Located near the town of Essex Junction in Vermont, Clace & Kolvoord oversee the facility on a part time basis. The kiosk acts as a full-time manager while the two focus on other businesses and projects related to the continued expansion of units. The two have weighed the return of investing in the kiosk on reduced labor costs, better operations, more accurate book keeping, improved cash flow and better customer service.
“Sustaining occupancy at 100% is great, but the added win is the $25,000+ we are saving each year on payroll, insurance and benefits. Also, the ROI was instant and with the kiosk, we are not tied down to days, nights and weekends in the storage office. The aftereffect is a huge benefit for us,” said Steve.
