ICARE, a free tool for all INSOMNIAC Live! customers, was designed to provide self storage managers and call center QA staff, Team Leaders and Self Storage Counselors themselves a simple way to listen to call recordings and provide valuable feedback about how calls are handled. Calls are rated based on the adherence to call flow and behavior of the Storage Counselor. The results of the ratings are used by OpenTech’s training department to tailor coaching sessions for individual Storage Counselors in order to help them rent more units and service tenants with the highest level of quality.

OpenTech Completes Purchase of TXT Collector

PHOENIX, Arizona – September 9th, 2014 – Today at the SSA Tradeshow in Las Vegas, OpenTech Alliance, Inc. today announced the completed acquisition of TXT Collector and simultaneous launch of XpressCollect, a new Text Messaging (SMS) Self Storage Cloud service that automates the collection process for self-storage owners. SMS is the latest in technology when sending payment reminders and past due lease notices because most tenants always have their mobile device in hand. At a fraction of the cost of robotic calls or do-it-yourself collections, the solution is already producing a significant lift in call-backs and a dramatic increase in interactive responses for tenant communications.

Jim Mooney, Director of Operations at Devon Self Storage said, “We use XpressCollect because the automation allows us to reach a large number of customers at one time.” Mooney added that texting is also far more considerate to his customers, “Tenants are not always in a place where they can talk by phone, especially during the awkward setting of a collection call. The effect of XpressCollect has been demonstrated to be immediate and easy to measure. Mooney said, “With facilities that span over 15 states, once our managers focused on getting our tenants mobile numbers into SiteLink correctly our conversion rates on collections grew exponentially on a month to month basis and our collection dollars have nearly doubled.” As more managers and owners look for easier solutions to streamline collections, automating accounts payable enables staff to offload manual collection tasks; resulting in improved cash flow at much lower costs than doing it manually.

OpenTech and PTI Australasia Partner to Serve Overseas Markets

PHOENIX, Arizona/US – August 4th, 2014 – OpenTech Alliance, Inc., a US based technology company, announced today that it has entered into an international distribution agreement with PTI Australasia, a wholly owned subsidiary of Steel Storage Holdings. The partnership capitalizes on PTI Australasia’s 20 years of experience in the Australia and Asian region supplying access systems to self storage facilities and OpenTech’s 11 years of experience developing its INSOMNIAC self-service kiosk solution. Together the companies will bring the latest in automation to the Australasian, Southeast Asia and Middle East markets.

PTI Australasia will sell and service a line of INSOMNIAC self-service kiosks designed specifically for the respective markets. The self-service kiosk allows customers to rent a self-storage space, make a rental payment (with cash, or credit card), purchase a lock, check their balance, and purchase tenant insurance while the on-site management is not available or the office is closed. The INSOMNIAC software integrates with leading property management software such as SiteLink.

Steel Storage Executive Chairman, Jon Perrins, the driving force behind the deal, said “We have been watching OpenTech for several years, they have continuously improved their products by listening to their customer base, but what they were missing in our part of the world was local expertise, which is where PTI Australasia comes in. Tax Savings Announcement

BIG Deductions for Self Storage

PHOENIX, Arizona – August, 1st, 2014 – OpenTech Alliance, Inc. announced INSOMNIAC™ Kiosks and the automated ILock Access & Security system both qualify for additional tax deductions under Section 179. Section 179 is an IRS tax code that allows you to deduct the purchase or lease price of technology (hardware and software) either paid for or financed during 2014. The allowance is also very useful when you are using cost segregation and the property you are using is not “original use”.

One of the biggest deductions available to small businesses (100% first year write-off), the Tax Act effectively reduces the cost of a purchase by 35%. INSOMNIAC Kiosks range in pricing from $1,500 to $18,000. Under Section 179, a purchase will yield savings that run from $525 up to $6,300 per kiosk. What’s the point of section 179? The government is trying to stimulate the economy by encouraging business spending. Section 179 is your portion of the government bail-out. But there is a catch. To qualify for the deduction, a kiosk and or locking system must be in operation by the end of the 2014 calendar year.
