PHOENIX, Arizona – February 1st, 2014 –OpenTech Alliance Inc. today announced the notable success of Affordable Self Storage, a Class-A, fully automated property located in Douglasville, Georgia. With over 400 units, occupancy rates in December of 2013 totaled 94%, representing a 13% improvement over the same period last year. Owner Laurence McCoy attributed the surprising increase to a number of automated self-service features and sales conveniences that the facility offers. “Our occupancy improvements were much higher than what we (or the industry) had projected for 2013. The results clearly show a growing consumer preference for a self-service option like our INSOMNIAC™ Kiosk,” said Laurence.
With several other business interests in addition to the storage property, McCoy relies on the kiosk to easily manage the facility remotely when attention is needed somewhere else. “For less than the cost of a part-time manager ($699 per month), we use a kiosk and call center to help us rent units and service tenants 24-7. We have dealt with many part-time managers in the past, and the technology we use never calls in sick, comes in late, makes accounting errors or steals,” said Laurence.
The INSOMNIAC AssistantManager also backs up the phone lines to reserve units, receive payments and make appointments when the manager is tending to customers or when the office is closed. “The system integrates seamlessly with our SiteLink property management system and gives us a great competitive advantage. At an average of $1,000 for each new rental, it is a phenomenal return on our investment. By being open when our competitors are closed, we’re not missing out on any new customers, and are capturing more market share,” added Laurence. McCoy estimates that of the 8-10 new rentals per month through the kiosk, over 50% are incremental sales.
